Practical takeaway for future projects
Challenging over-specification pays off — our input helped make the case against building Basement 2. Only half the London Plan requirement was installed, and five years on, just 30% of that is being utilised, validating the decision
Five At Heart have brought a level of thinking and expertise to the project that has greatly assisted in delivery of a design, product and operational plan that will ensure our facility market leading plus exceeds the requirements of our tenants

Points were lost due to practical limitations including a manual swing entry door, absence of a vending machine, and a shower cubicle that was undersized with no bench or separation between wet and dry zones — impacting both usability and comfort.
Locker layout further contributed to a lower score: integrated benches only (limiting flexibility), hanging widths under 150mm, no shoe storage or ventilation, lack of dedicated accessible lockers, a folding ironing board, and basic bike hoops instead of high-efficiency wishbones.
